Nations of Sky, the real estate arm of the Future of Egypt Authority for Sustainable Development, has launched PERLA, its newest coastal destination at kilometer 173 on the North Coast.
Set across roughly 325 acres, the project takes a different approach to coastal development; one built around simplicity, privacy, and a closer relationship with the natural landscape rather than scale for its own sake.
The site includes an 830-meter beachfront and a 30-acre swimmable lagoon, with water woven throughout the master plan so that all homes open directly onto it.
A THOUGHTFUL APPROACH TO COASTAL DESIGN

Nations of Sky worked with architecture firm DMA on the design, drawing from low-rise Mediterranean style. Stone, wood, and neutral tones dominate, with interiors designed to flow into the outdoors and make the most of natural light. The result is a livable kind of coastal architecture, and it comes in a range of formats, like: standalone villas and chalets.
QUALITY LIVING ON THE NORTH COAST
Eng. Tamer Nabil, Vice President of Nations of Sky, said the goal from the outset was to let Egypt’s coastline speak for itself. “We wanted this to feel like a true home – one that offers families a genuine sense of belonging, comfort, and privacy through thoughtful design and an understated approach to architecture,” he said, noting that the layout, from its walkways to its water features, was built to keep residents connected to the sea in small, everyday ways.

Nearly 60% of PERLA is dedicated to green space like gardens, shaded paths, and open areas that lead down to the water. A beachfront promenade ties the whole compound together, linking the beach, the lagoons, and the development’s public areas into one walkable stretch.

PERLA also includes serviced residences and a hospitality offering, alongside beach clubs, restaurants, cafés, and retail. Rounding out a destination meant to balance quiet privacy with everyday community life.
